Recent Posts
A plot is usually the biggest single purchase a family makes. Before you pay a booking amount, it is worth spending an hour checking a few papers. They tell you who owns the land, whether the records are current and whether it can be sold.
In Bihar, land records are kept by the Revenue and Land Reforms Department and the local circle (anchal) office. Most of the records below can be checked online, and the rest can be seen at the circle office.
1. Khatiyan: the survey record
The khatiyan is the record of rights prepared during the land survey. It gives the khata number, plot (khesra) number, area and the recorded owner at the time of the survey. Use it to trace how the land reached today's seller.
2. Jamabandi: the current rent register
The jamabandi shows who currently pays land rent for the plot. Search it by district, circle and khata or plot number. Example: if the seller is "Ram Prasad" but the jamabandi still shows his late father's name, ask how the land passed to him and see the papers for it.
3. Land Possession Certificate (LPC)
The LPC is issued by the circle office and states who is in possession of the land. Banks usually ask for it when you take a loan to build on the plot.
4. Chain of sale deeds
Ask for the earlier registered deeds that show how the land reached the present owner. Each deed should connect to the next with matching plot numbers and areas.

5. After registration: mutation
Once your sale deed is registered, apply for mutation (dakhil-kharij) so the jamabandi shows your name. Until then, revenue records still show the earlier owner.
